Booking & Availability

  • How do I check availability?

    You can view live availability for each property here:


    Have your dates and guest count ready? Message us and we'll confirm availability and pricing directly.

  • How do I book?

    All direct bookings are processed through our official website, alesea.co. For your safety, please avoid sending payments through social media chats alone.


    If you're booking through another platform, please only use our verified channels:


    • Airbnb
    • Booking.com / Agoda
    • Expedia / Vrbo

  • Do you offer pencil bookings without payment?

    We're not able to pencil-book or place dates on hold. Dates are secured on a first-paid, first-served basis, so we recommend booking as soon as you're ready.

  • Do you offer a discount for returning guests?

    We don't have a fixed returning-guest discount, but our available offers may vary by season. Send us your preferred dates and guest count, and we'll let you know what's available.

  • Can we do a site visit before booking?

    Yes, we can arrange an ocular visit when the villa is available. Just email us the following to hello@alesea.co so we can confirm with our team:

RATES & Payment

  • How much does it cost to stay?

    Rates depend on your dates and number of guests, since we run seasonal pricing and extra head fees beyond base occupancy. Enter your preferred dates and headcount in the Book Now section of our website to get an exact quote.

  • What payment methods do you accept?

    We currently accept:


    • Bank transfer to our official UnionBank account
    • Credit or Debit Card via pay.alesea.co/payment/xendit (A 5% processing fee applies. Bank transfer avoids this fee)

    We don't accept cash at this time.

  • When is payment due?

    • For bookings made less than 30 days before arrival: Full payment (100%)
    • For bookings made more than 30 days before arrival: 50% down payment, balance due 5 days before arrival

  • Is there an extra charge for one-night stays?

    Overnight (1-night) stays are available Monday to Thursday. From Friday to Sunday, we require a minimum 2-night stay. If your group can only stay one night on a weekend, let us know, we may be able to waive the minimum stay for an additional fee, which we'll confirm case by case.

  • What are your standard check-in and check-out times?

    • Standard check-in: 3:00 PM
    • Standard check-out: 11 AM

  • Can I request early check-in or late check-out?

    Yes, subject to availability and an additional fee. This can only be confirmed closer to your arrival date.

Capacity & Room Configurations

Each villa has a standard capacity, based on the actual beds per room, and an expanded capacity, which uses optional extra mattresses for an additional fee. Extra mattresses are a good option for larger groups, but they're not as spacious as our standard bedding, so they work best for guests comfortable with a cozier, tighter sleeping arrangement.

  • Alesea Baroro (3 Bedrooms)

    • Standard capacity: 10 guests. Expanded capacity: 15 guests.
    • Additional guest fee: ₱2,800/head/night from the 11th guest onward.

    Room configuration:


    • Master's Bedroom (en-suite): 1 King bed + 1 day bed. Sleeps up to 3 adults, with 1 child able to join in the king bed.
    • Pink Room (en-suite): 1 Full-double bed + 1 Twin bed. Sleeps up to 3 adults, with 1 child able to join in the double bed.
    • Green Room (shared bath): 2 Full-double beds. Sleeps up to 4 guests, with 2 children able to join.
    • Bunk Room (staff quarters, booked separately): Double-deck bed with pull-out. Up to 3 drivers/nannies.

  • Alesea Oeste (7 Bedrooms)

    • Standard capacity: 20 guests · Expanded capacity: 32 guests
    • Additional guest fee: ₱2,800/head/night from the 21st guest onward

    Room configuration (standard beds):


    Ground Floor

    • Pool View Room (en-suite): 1 Queen bed. Standard: 2 guests.
    • Garden View Room (en-suite): 1 Queen bed. Standard: 2 guests.
    • Bunk Room (staff quarters, booked separately): 3 bunk beds, en-suite. Up to 6 drivers/nannies.

    Second Floor

    • Master's Bedroom (en-suite): 1 King bed. Standard: 2 guests. An in-room day bed and extra mattress can be added for up to 2 more guests, for an additional fee.
    • Junior Suite (en-suite): 2 Full-double beds. Standard: 4 guests. An in-room day bed can be added for 1 more guest, for an additional fee.
    • Sea View Room 1 (shared bath): 2 Full-double beds. Standard: 4 guests. An extra mattress can be added for 1 more guest, for an additional fee.
    • Sea View Room 2 (shared bath): 2 Full-double beds. Standard: 4 guests. An extra mattress can be added for 1 more guest, for an additional fee.

    Third Floor

    • Sky Suite, Roof Deck (en-suite): 1 King bed. Standard: 2 guests.

  • Alesea Tammocalao (4 Bedrooms)

    • Standard capacity: 12 guests. Expanded capacity: 19 guests.
    • Additional guest fee: ₱2,800/head/night from the 13th guest onward.

    Room configuration (standard beds):

    • Master's Bedroom (en-suite): 1 King bed. Standard: 2 guests. An extra mattress can be added for 1 more guest, for an additional fee.
    • Yellow/Peach Room (en-suite): 2 Full-double beds. Standard: 4 guests.
    • Green Room (en-suite): 1 King bed. Standard: 2 guests. An extra mattress can be added for 1 more guest, for an additional fee.
    • Pool Suite / Pink Room (en-suite): 2 King beds. Standard: 4 guests. Up to 4 extra mattresses can be added, for an additional fee.
    • Living Room: an extra mattress can be added for 1 more guest, for an additional fee.
    • Bunk Room (staff quarters, booked separately): 1 bunk bed. Up to 2 drivers/nannies.
